Evaluating a Las Vegas rental property

A due-diligence guide for buying, or keeping, a single-family rental, townhome or condo in the Las Vegas Valley. Covers the local factors that most often change the numbers.

Six checks before you buy

1. Rent, from real comparables

Start with the ZIP's typical rent in our rent benchmarks, then adjust for bedrooms, condition and features. A seller's "projected rent" is not a comparable.

2. HOA rental rules

Since July 1, 2026, HOAs whose declarations allow it can restrict or cap rentals (NRS 116.335). Get the declaration, rules and any rental cap before you're under contract. Read the HOA rental guide.

3. The real tax bill

Look up the current bill; don't estimate from the price. Once the home isn't owner-occupied, the abatement cap can be up to 8% a year instead of 3% (NRS 361.4722–.4723).

4. A/C, roof and water heater age

A/C is an essential service under Nevada law. The landlord must restore it within 48 hours of written notice, not counting weekends and holidays (NRS 118A.380). Budget replacements up front.

5. Full cash flow with reserves

Include vacancy, management, leasing, HOA, repairs and a capital reserve. The cash flow calculator shows break-even rent too.

6. Nevada landlord rules

Deposits capped at 3 months' rent, 5% late-fee cap, all-in advertised rent, and summary eviction procedure. See the law guide.

Two things stand out. First, growth has stalled: rents across all three cities were essentially unchanged over the last year, so underwrite without rent growth and treat any increase as upside. Second, North Las Vegas's typical rent is higher than Las Vegas's or Henderson's. That likely reflects its mix of newer single-family rentals more than location, so compare like with like.

Investor questions

Is Las Vegas a good place to own a rental in 2026?

We won't answer that with a slogan. Here's what the data shows: typical rent across the metro was $1,742 in August 2026, essentially flat over 12 months (+0.1%) but up 8.9% over five years (Zillow Observed Rent Index). Nevada has no state personal income tax, and property-tax growth is capped by statute. Whether a specific home works depends on its price, HOA, condition and rent. Run it through the cash flow calculator with realistic reserves.

Do I need a Nevada property manager if I live out of state?

Nevada doesn't require an owner to hire a manager. Owners may manage their own property (NRS 645.0445). But anyone you pay to manage it must hold a Nevada real estate license and a property management permit (NRS 645.230). Out-of-state owners usually hire someone local because of showings, emergencies and court deadlines.

Can I use a Las Vegas condo or house as a short-term rental instead?

Short-term rentals are tightly regulated in Clark County and its cities. State law requires local rules including minimum distances between rentals and from resort hotels, occupancy limits, and no rentals inside HOAs unless the governing documents expressly allow them (NRS 244.353545 and 268.09795). Unincorporated Clark County's application window closed in 2023. Don't buy expecting short-term income without confirming current local rules and licensing.
