Data: Zillow Observed Rent Index (ZORI), all homes plus multifamily, smoothed, ZIP-level, released for August 2026; retrieved September 23, 2026 from Zillow Research. Data provided by Zillow. We refresh this page when new monthly data is published. 5-year change is blank where the series doesn't go back to August 2021.
How to use these numbers
- Anchor, then adjust. Start from your ZIP's typical rent, then adjust for bedrooms, size, condition and features relative to the typical rental there.
- Watch the trend. In a ZIP where rents are falling, price at or just under recent comparable leases. Chasing last year's number costs vacancy days. Use the vacancy cost calculator to size the trade-off.
- Quote all-in rent. Nevada requires advertised rent to include every mandatory fee (NRS 118A.200). Compare listings on that basis.
- Check the tax angle. If your rent sits at or below HUD Fair Market Rent for its size, you may qualify for Nevada's 3% property-tax cap for rentals. The cash flow calculator page explains it.
Questions about Las Vegas rent levels
What will my Las Vegas house rent for?
These benchmarks are a starting point, not an appraisal. The Zillow index blends apartments, condos and houses, so a 3- or 4-bedroom single-family home usually rents above its ZIP's typical figure, and a small condo below it. Size, condition, yard, pool, garage, HOA amenities and school zone all move the number. For a property-specific figure, compare recent leases of similar homes, or ask us for a rent opinion.
Why is my ZIP code missing?
Zillow publishes a ZIP's index only when there are enough rental listings to measure it reliably. This page shows every Clark County ZIP in the August 2026 release, 59 in total. For ZIPs without an index, use the city or metro figure as a rough anchor.
What does "typical observed rent" mean?
The Zillow Observed Rent Index (ZORI) measures typical asking rents for homes and apartments listed for rent. It is smoothed and weighted to reflect the whole rental stock, not just what happens to be listed this month. It reflects rent for new leases, not what existing tenants are paying.
How is this different from HUD Fair Market Rent?
HUD's Fair Market Rents are set for voucher programs and are based on gross rent (including utilities) near the 40th percentile. For FY2026 the Las Vegas figure for a 3-bedroom is $2,413. They matter to owners in two ways: renting to voucher holders, and the Nevada 3% property-tax cap for rentals at or below FMR (NRS 361.4724). They aren't a market rent estimate.
