Open tool →How we built these tools
All the calculators share one tested calculation library. We check its formulas against hand-worked examples, such as standard mortgage amortization and fee totals, every time the site is rebuilt. Each tool page shows its formulas and a worked example, and lists what it leaves out.
Where a tool uses outside data, we cite it and date it. Rent benchmarks come from the Zillow Observed Rent Index. Fair Market Rents come from HUD. Legal thresholds come from the Nevada Revised Statutes. Results are estimates to help you decide what to ask and what to verify. They're not appraisals, rent guarantees, or tax advice.
